BACKGROUND INFORMATION
Mr. Norbert, a real estate developer from Delta State, Nigeria, commissioned us to design a mixed-use commercial facility in Otefe-Oghara. His initial vision was to create a one-stop center where people could shop, socialize, and access various recreational services.
Originally, the concept featured a combination of lock-up shops and a nightclub. However, as the design process evolved through collaborative brainstorming and idea refinement, the project matured into a more ambitious mixed-use commercial complex.
OLD DESIGN INFO
The initial building design included:
17 spacious lock-up shops
A Cafeteria, comprising a kitchen, dining area, cold store, and dry store
Nightclub Facility, featuring a DJ stand, backstage liquor store, service bar, VIP lounge, and an open balcony lounge
Gym Area, complete with gym floor and changing rooms
Sanitary Facilities and a dedicated Parking Area
Construction began, but in 2022, the project was paused. The developer chose to wait and assess the economic and commercial viability of the host community. Following a review in 2025 and signs of community growth, a redesign was proposed to repurpose the original commercial structure into serviced apartments.
UPDTATED DESIGN INFO
The revised design introduces a cleaner, more contemporary exterior, aimed at long-term sustainability and reduced maintenance costs. The new layout includes:

4 One-Bedroom Apartments
Each apartment features an open-plan kitchen integrated with the living area (for one-bedroom units) or directly with the sleeping space (for studio units). All units are self-contained with private sanitary facilities.
MATERIALS
A standout material used in the new façade is Aluminum Wood-Style Battens and Panels. This innovative cladding system, relatively new to the Nigerian construction market, mimics the aesthetic of natural wood while providing the durability and corrosion resistance of aluminum—combining beauty with function.
